About the Role
The Finance Analyst – Real Estate is responsible for evaluating credit proposals related to real estate
projects including residential, commercial, mixed-use, and land development. The role involves
detailed assessment of project viability, cash flows, legal structure, approvals, and sponsor strength to
support prudent lending and investment decisions.
Project & Credit Evaluation
• Analyze real estate project feasibility, cash flow waterfalls, and funding structures.
• Review detailed project reports (DPR), cost estimates, construction schedules, and sales
projections.
• Evaluate developer background, track record, execution capability, and group exposure.
• Assess funding structures including senior debt, mezzanine, structured debt, and equity.
Financial & Cash Flow Analysis
• Build and review project-level cash flow models (construction drawdowns, sales inflows,
IRR/DSCR).
• Analyze sensitivity scenarios (sales velocity, pricing, cost overruns, delays).
• Monitor escrow / RERA accounts and fund utilization.
Legal, Title & Approval Review (with Advisors)
• Coordinate with legal counsel on title due diligence, JDA/DA structures, land ownership, and
encumbrances.
• Review approvals, licenses, zoning, environmental and RERA compliance.
• Evaluate security packages: mortgage, charge on receivables, pledge of SPV shares,
guarantees.
Risk Assessment & Structuring
• Identify key project risks: approvals, execution, market absorption, cost escalation.
• Recommend risk mitigants including cash flow control mechanisms, milestones, covenants,
and exit strategies.
• Structure repayment schedules aligned to project cash flows.
Credit Approval & Documentation
• Prepare detailed credit notes, investment memos, and approval presentations.
• Support credit committee discussions and address queries.
• Ensure compliance with internal credit policy and regulatory norms.
Post-Disbursement Monitoring
• Track construction progress, sales performance, and fund utilization.
• Review monthly / quarterly project MIS and site progress reports.
• Flag early warning signals and recommend corrective actions.
Requirements
Qualifications & Experience
• Bachelor’s degree in Finance, Accounting, Engineering, or related field.
• MBA (Finance), CA, CFA preferred.
• 2–7 years of experience in real estate credit, project finance, or structured lending.
• Exposure to residential, commercial, LRD, or mixed-use projects.
Skills & Competencies
• Strong understanding of real estate project economics.
• Ability to interpret DPRs, construction budgets, and sales forecasts.
• Advanced Excel-based financial modeling skills.• Working knowledge of RERA, land laws, and development structures.
• Strong analytical, documentation, and stakeholder coordination skills.

• Quality and robustness of credit appraisals.
• Portfolio health and early risk identification.
• Adherence to disbursement and monitoring timelines.
• Compliance with credit policy and regulatory requirements.
